How to calculate the amount of rent?
the rent monthly is calculated by multiplying the number of habitable square meters of the accommodation by the increased reference amount indicated for 1 m²/month. Important !
The surface and the type: logically, the rent of a dwelling is calculated in proportion to its surface as well as to its number of rooms. The owner can then rely on the averages of properties comparable to his in the neighborhood.
Concerning the more stable markets of rentals with longer durations, another method of calculation is often used in order to arrange the tenant (the amount of rent due is slightly lower). The tenant is still required to know that his landlord is not obliged to calculate him a rent on a pro rata basis.
If the amount of the rent can be chosen freely in most cases, it must however be determined according to the market, that is to say according to supply and demand. The profitability of the property depends in part on the balance between the chosen rent and market prices.
The maximum possible rent is therefore 13.50 x € The housing charges that the landlord can charge the tenant are not included in the calculation of the housing rent. To easily calculate the maximum authorized housing rent, click here to access our housing law rent calculation tool.
